1 Princess Street Wolverhampton WV1
We acquired a Freehold Public House in Wolverhampton City Centre which was on the open market and went to best bids. We carried out some fairly major structural alterations and let the ground floor and basement to Paddy Power PLc.
339 Mare Street Hackney London E8
We negotiated this prime site adjacent to Marks and Spencer off market and secured planning permission to convert the two upper floors into two large two bedroom flats. We have now sold the building.
269 Whitechapel London E1
This was a difficult transaction where we acquired the Freehold from Enterprise Inns and bought in the existing Leasehold. We have managed to secure planning for three flats on the upper floors, regulate the planning at ground floor and are in negotiations with a major retail tenant for the ground and basement. Interestingly the building was a pub run by the Kray Twins in the 1960’s and featured on the front cover of Morrissey’s album Under the Influence in 1995.
2 Godstone Road, Caterham Surrey
We wrote to the owner-occupier of the property asking if he would consider a sale. Coincidently he had decided to sell although had not got as far as instructing an agent. We were able to agree a purchase price allowing the vendors to retire quickly and save an agency fee. Caffe Nero now trade from the site and the building has been sold.
60 Deptford High Street London SE8 The vendors were referred to us via a party we had previously bought from. The vendors had owner occupied the property and wished to sell their interest in the property due to a retirement sale. We were able to agree a price and accommodate their preferred time scale of six months. We have now been able to secure Fish Brothers Jewellers as tenants who are delighted to satisfy a long held requirement.
181 Stoke Newington High Street London N1
The property had been developed by a residential developer who had been seeking a tenant for a considerable amount of time without success. We were able to offer an attractive price for a new long leasehold of the ground floor and basement which meant the developer could release funds for their next project. Eventually we agreed a letting with Done Brothers (Cash Betting) Ltd.
14 Deptford High Street London SE8
We canvassed the owner-occupiers who were considering retirement. We agreed a price for new long leasehold which enabled the Freeholder to retain the upper floor flats. The sale though of their stock took considerably longer than they thought and we were happy to delay completion until they were ready to close. Better Bet now trade from
the location.
10 Westow Hill Crystal Palace
We bought the property via private treaty at best bids from Alliance and Leicester Bank plc which had previously been one of their branches and is now occupied by Caffe Nero.
